FWC Vault is a subscription research publication. Each week we compile publicly available foreclosure auction information from official county sources, apply our proprietary scoring, and publish a curated list with a rolling archive of approximately the last 90 days. Access is via personal login credentials tied to an active subscription.
Membership begins with a 7-day trial for $9.99, after which it renews automatically at $29.99 per month plus applicable tax until you cancel. You can cancel at any time via the "Manage billing" link inside the member portal, which opens a self-serve billing portal — no phone call or email required. Cancellation stops future charges; access continues through the end of the paid period. If a payment fails, access is suspended until billing is updated. Membership is capped at a limited number of active subscriptions; the cap and the live spots-remaining count shown at signup are real and enforced by our billing system.
FWC Vault is informational research only. We are not a real estate broker, auctioneer, lender, attorney, or investment adviser, and nothing in the service is an offer, solicitation, valuation, or recommendation to buy any property. County "values" are tax assessments, not appraisals. Foreclosure auction purchases are typically cash, as-is, without inspection, and carry substantial risk, including total loss. Always verify every figure against the official court docket and conduct your own title and lien diligence, with licensed professionals, before bidding.
Our data comes from public records and official county auction websites. We work hard to be accurate but records change (sales are canceled, postponed, and amended), and we provide the service "as is" without warranties of any kind. Case numbers are published with every listing precisely so you can verify the source records yourself.
Credentials are personal and non-transferable. One login per membership; sharing credentials or republishing member content (including scraping the portal) is grounds for termination without refund. You are responsible for activity under your login.
The underlying public records are public. Our curation, scoring, commentary, and presentation are our copyrighted work. Members may use the content for their own investing research, not for redistribution or resale.
To the maximum extent permitted by law, our total liability for any claim relating to the service is limited to the amounts you paid us in the three months before the claim arose. We are not liable for indirect, incidental, or consequential damages, including losses from bidding decisions.
These terms are governed by the laws of the State of Texas. Disputes will be resolved in the state or federal courts located in Dallas County, Texas, and you consent to that venue.
We may update these terms; material changes will be emailed to active members at least 14 days before taking effect.
