County values are assessments. "County value," "assessed value," and similar figures are government tax assessments, not appraisals or market prices. Actual market value may be materially higher or lower.
Auction risk is real. Foreclosure auctions are generally cash, as-is, no-inspection sales. Liens senior to the foreclosing lien — including first mortgages in association foreclosures — may survive the sale and become your obligation. Sales are frequently canceled, postponed, or amended after we publish. Always verify the current docket, run a title search, and consult licensed professionals before bidding. You can lose your entire investment.
